Today, October 1st, the official state publication (Aviso n.º 24199/2026/2) was published in the Diário da República, which indicates the annual rent update coefficient for 2027 at 1.0256, corresponding to a 2.56% increase. This may be applied to all long-term rental contracts.
The coefficient applies to the all types of urban leases covered by the New Urban Lease Regime, as well as to rural leases, under the terms legally provided.
The rent update isn’t applied automatically. Unless otherwise stated in the contract – different absolute or percentage increase may be indicated in the lease – the landlord may legally update the rent even if nothing is stated in the contract, with the first update being required one year after the start of the contract and subsequent updates one year after the previous update. The landlord must notify the tenant in writing, at least 30 days in advance, of the applied coefficient and the new rent amount.
