LONG-TERM RENTS TO INCREASE BY 2.24% IN 2026

August 13, 2025

NOTE: Post updated on 20/09/2025 to reflect the final figure published in the Diário da República

Rents for renewable contracts may be increased by 2.24% next year, according to statistics released by the National Institute of Statistics (INE) and now published officially by the Government. This figure represents a slight increase compared to the 2.16% coefficient recorded in 2024, which was preceded by the 6.94% increase resulting from the 2023 inflationary crisis.

The official figure has now (16th December) been published in the Diário da República, as Aviso n.º 23174/2025/2.

This figure is known as the “coeficiente de atualização anual de renda” and determines by how much all rentals may be legally increased after one year, even if not specified in the contract. This is legislated for in Article 11 of Decreto-Lei n.º 294/2009, de 13 de outubro.

If this official increase hasn’t been applied in the last 3 years, in 2026 and as long as the contract started more than 1 year previously, the owner may also cumulatively apply the previous coefficents of 2% for 2023, 6.94% for 2024, and 2.16% for 2025.
